1 night stay fee, or 30% fee, whichever is more, applies to any cancellation made within 48 hours of your check in time.

Rescheduling Policy:
One time courtesy rescheduling of reservations for no additional fee if reservation is rescheduled 48 hours or more prior to check in date.
Any additional changes will incur a $25 processing fee per change plus applicable taxes.
Checkin Policy:
As a precautionary measure for an emergency situation and due to insurance, liability and maximum occupancy issues; absolutely no additional guests are allowed. Renters are required to inform Berkeley Springs Cottage Rentals of the total number of persons in your party and additional over party limit fees may be incurred.
Due to insurance and liability issues, please do not enter cabins prior to check in date. Any violations of this policy will be considered trespassing and violators will be prosecuted. Please contact Berkeley Springs Cottage Rentals for any questions.

This is a fantastic place! My wife and I were looking for an "escape" and this is IT! On Saturday morning a bald eagle soared down the river at deck height - WOW!!! How spectacular! Enjoyed our stay. We all agreed it was a very nice time, so quiet and secluded. Our boys had a blast on the river with the canoes and fishing, and were in their glory. Did some shopping in town, went to Harper's Ferry, Paw Paw Tunnel, and Fort Frederick. So much wildlife around! Saw deer, wild turkeys, turtles, and others. A wonderful memorable 10 days! My wife and I have returned as promised for a 2nd year to this beautiful place to celbrate our wedding anniversary. Once again "WOW" would be appropriate. Saw the bald eagle 2 times, he seems to fly upriver everyday between 9 and 10am. This is an extremely special place, if you cant find peace here, I can't imagine you could anywhere. Sunrise on ridge across river is great. This cabin is near and dear to us.

A group of us from DC came out to this cabin for some serious R&R away from our fast paced city jobs and lifestyles. We found it in hikes, strolls, a trip or 2 in teh canoe, and soaks in the hot tub with winter hats on. We took daring dives from the hot tub into the river and back, before it got too cold... It feels like we've been here for ages because we've left DC completely. Funny how far a two hour drive can take you. Thanks for a great President's Day weekend.

Berkeley Springs Cottage Rentals is delighted to offer you pet friendly cottages so you can enjoy your vacation with your entire family (pets included). Our pet policy is listed below, there are individual cabin instructions in each cottage that will also assist you, please contact us if you have any questions:
All pets that are left unattended in the cottage must be tethered outside or kenneled (some cottages allow pets to be left unattended in the basement or garage areas, please see individual cottage Visitor’s Guide located at cottage).
Pet owners must scoop yard and place pet residue in trash bag in trash bin before departing cottage.
Please bring your pets' bedding, blankets, kennel and scooper (most cottages have a shovel in garage or utility room). The bedding and blankets that are located in the cottage are for our guests use only.
Please immediately report any pet damages or problems.
Please be respectful of our owners' property, we make an extended effort to offer pet friendly cottages and we appreciate our guests who also make an extended effort to ensure the cottage is left undamaged by pets.
Guests will be charged for any damages or extra cleaning due to pet owner negligence.

Cottage Instruction for

There are individual instructions and a Visitor's Guide in each cabin to assist you during your stay. We do ask our guests to do the following items before departing the cottage:
Strip all beds that were used during your stay and please leave linens next to bed that was used.
If laundry facility is available in cabin, please start a load of towels before departing.
Wash and put away all dishes before departing. If cottage has dishwasher, please ensure dishwasher is turned on before departing.
Ensure coffee pot is TURNED OFF before departing.
Place the lock box (with key) back on the outside door for our cleaning personnel.
Ensure all doors are locked and all windows are secured before departing.
Please report any damages, broken items or problems immediately.
We are delighted to have you as guests, but please be respectful of our owners’ property.
